The Jordanelle area includes not only its namesake, the Jordanelle Reservoir, but also the rapidly expanding developments clustered around its shores and throughout the surrounding hills. This region is currently experiencing unprecedented growth, with more than 6,000 new residential units and hotel accommodations expected by the time the area reaches full build-out, including major developments like Jordanelle Ridge, SkyRidge, and the transformative Deer Valley East Village.
Depending on location, the various Jordanelle neighborhoods feature stunning views of the reservoir’s sparkling blue waters, farm fields of the Heber Valley, and the expanded ski terrain of Deer Valley Resort. Split between Wasatch and Summit counties, the Jordanelle area now offers an even wider range of home styles and prices, from lakefront condominiums and luxury townhomes to estate-sized custom homesites and ski-in/ski-out residences.
Major Developments and Changes
Deer Valley East Village (formerly Mayflower Mountain Resort): Deer Valley Resort announced it reached an agreement with Extell Development Company to operate on the terrain that until recently had been known as the Mayflower Resort. This expansion makes Deer Valley one of the largest expansions of terrain for a ski area in U.S. history, with a grand opening for winter operations anticipated for December 2025. The expansion will increase Deer Valley’s skiable terrain from approximately 2,000 acres to over 5,700 acres.
Jordanelle Ridge: This property consists of 8,000 acres and is approved for the development of 5,900 units, representing one of the largest master-planned communities in the region. The development includes multiple villages with various builders like Toll Brothers, Lennar Homes, and luxury communities such as Marcella.
New Infrastructure: Officials highlight the importance of these projections in planning for long-term municipal needs, including water, transportation, public safety, as the area prepares for dramatic growth ahead of hosting events during the 2034 Olympics.
The area provides convenient access with approximately 40 minutes from Salt Lake City International Airport with no stoplights and features year-round recreational opportunities including world-class skiing, boating and water sports on the Jordanelle Reservoir, and extensive hiking and biking trail systems.
This transformation represents the most significant development boom in the Park City region’s recent history, positioning the Jordanelle corridor as a premier destination for luxury mountain living with unprecedented access to both winter and summer recreational amenities.
